Every layout has a handful of plots everyone wants: the corner, the one facing the park, the one next to family. The founding list decides who gets to choose them.

The list closes the day the project opens to the public. After that, plots are offered at the public launch price, in the order buyers walk in.

    Founding families pick from the full master layout before anyone else sees it for sale. Your turn to choose follows the order in which you joined the list.

  • Founding price, before the launch rate

    You are offered the pre-launch price on your chosen plot. The public launch rate comes later, and it does not apply to you.

  • A free papers check, line by line

    Before you pay a single rupee, our team walks you through the title deed, porcha (record of rights), mutation and land-conversion papers for your plot. You decide only when the papers are clear to you.

  • Choose plots next to family or friends

    Bring someone you'd like as a neighbour. If they join the list, we hold neighbouring plots for you both to choose together.

  • A private site visit, with pick-up

    We drive you from Siliguri to Fatapukur and back, on a day that suits your family.

  • Nothing to pay, nothing to sign

    No token money, no deposit, no commitment. If your plans change, one message takes you off the list.

Before you join

Is this a booking?

No. The founding families list is an expression of interest. It gives you first choice and the founding price when choosing opens. Nothing is sold through this page.

Do I have to pay anything to join?

Nothing. There is no token amount or deposit for the list. Any payment happens only after launch, after you have seen the land and the papers, and only if you decide to buy.

How is my turn to choose decided?

By the time your WhatsApp message reaches us. Your priority code ties your entry to that time.

Where exactly is the project?

Fatapukur, Rajganj, in Jalpaiguri district, West Bengal. Site visits include pick-up and drop from Siliguri.

When does it launch?

Founding families will hear first, before any public announcement, along with the founding price and the plot list.

Can I join for a relative who lives abroad?

Yes. Put their name and WhatsApp number in the form and choose "Outside India (NRI)". A family member here can join the site visit on their behalf.
